PROJECT PHASES Valgreen raises the first 'ecological' promotion of the Maresme In a community, made of wood and with vegetable gardens: Imagine living in an ecological community, counting on the luxuries of contemporary real estate. Organic vegetable gardens, 'coworking' areas, multipurpose spaces, just a few minutes from the city while harmoniously respecting the environment. This is what Valgreen, a company specialized in real estate developments, has come up with its first promotion of the 'e-cohousing' Bosc del Maresme. The company will invest 3 million euros in building the first phase of this project on lands that were acquired from the Sareb, and will be financed, partly, by a mixed formula of personal resources and crowdfunding, or collective investment. The promotion, which will be 80% made of wood, will be located in the Catalan municipality of Dosrius, 35 km from Barcelona, ​​and the first phase will have an area of ​​1250m2, where the first 12 e-cohouses will be built. "The pandemic has led us to live more in community and to venture to leave the city behind, seeking for spaces that are more connected with nature," explains Jose Valverde, CEO of Valgreen. That is precisely what they aimed to capture with Bosc del Maresme. This promotion will have smart bioclimatic design and architecture, as well as the maximum standards of green buildings. "The facades, for instance, will be oriented to the East-South-West to maximize the solar capture and use, along with crossed ventilation," the company explains. In addition, 100% of the buildings will be solemnly supplied by electric energy without CO2 emissions on site. The complex's construction will be modular, with prefabricated parts for greater efficiency and flexibility while assembling. "This will allow us to start lifting the first phase early," says Valverde. The final project, in addition to this plot, will have another three phases, being a complex of four residential buildings in total. "The project will be completed little by little, we have reached an agreement with the Sareb in which we have a preference in the purchase of the other 3800m2, and our intention is to have 100% of the project concluded in the last quarter of 2022", says Valverde, who estimates a total investment of 10 million euros. Among the promotion's many features, they emphasize the direct connection with nature the residents will experience, since they will have experts in charge of keeping the landscape and vegetable gardens with native species, thus promoting the environmental education of the owners. "To promote this, there will be systems for capturing and using rainwater supplying mostly the WCs and gardens, this represents a considerable water recycling and savings for the community," says Valverde. Valgreen, which has created the new eVillage business line to continue promoting this type of residence in other parts of the Spanish territory, will provide these properties with apartments of about 100m2, with terraces and gardens. “They will be standardized with 3 to 4 bedrooms, but the owner can modify them to their liking, since we work with a system that allows adding or subtracting walls, according to the client's needs. The house is alive and will shape itself adapting to new ways of living”, said Valgreen. The company has added as standard an 'open space' dining kitchen, an integrated living room and a home office area. "We understand that this is a new 'must' for most of the households nowadays, it is a working standard that came to stay," explains Valverde. Regarding the communal areas, Bosc del Maresme will bear over 6,000m² of surfaces, including landscape, vegetable gardens, solarium, multipurpose rooms and studios, coworking café, communal laundry and kitchen, recycling area and car parking that will promote the use of electric car-sharing. "
